Assessments & dues
The Administrator notifies each Lot owner in writing of any assessment due for maintenance and upkeep of the Private Outfall System; each Lot owner has ten (10) days from receipt to tender their pro-rata share (Article III, Section 3.1)
Collections & liens
If a Lot owner fails or refuses to pay an assessment, the Administrator may file a notice of lien in the Shelby County Probate Office for the unpaid assessment plus collection costs and interest. The lien will not take priority over a mortg (Article III, Section 3.1)
Pets
Dogs and/or cats and other household pets are allowed. One horse per acre of land may be kept, provided no animal is kept, bred or maintained for any commercial purpose (2.C)

Architectural approval
All plans, specifications and plot plans of residences must be filed with and approved by the Control Committee before construction commences; the Committee may require modifications in its sole judgment to seek conformity (3.A)

One-story dwelling: at least 1,800 sq ft heated living area (exclusive of porches, garages, basements). One-and-one-half-story: at least 1,400 sq ft on first floor and total 2,000 sq ft heated. Two-story: at least 2,100 sq ft heated, with s (1.E)

The Administrator shall continuously employ a reputable service company approved by Shelby County, Alabama and the State of Alabama Health Departments to maintain the Private Outfall System; the service company inspects and reports to the h (Article IV, Section 4.1)

All lots shall be known and described as residential lots and shall be used for single family residential purposes exclusively (1.A)
Amendments
The covenants can be changed, modified, amended, altered or terminated only by duly recorded written instruments executed by Awtrey Reamer Development Partnership, its successors and assigns, or owners of six (6) or more Lots in the Subdivi (Article VI, Section 6.1)
