- Board may levy special assessment for any year to pay necessary expenses for Association duties, including repairs/maintenance to common areas if annual assessments insufficient, and enforcement expenses. (Articles VI C)
- Collections & liens
- Any lien obtained shall be enforceable by foreclosure as other real property liens or by judicial execution sale. (Articles VI F)

- All fencing must be approved by ACC. Each fence shall have a gate. Type of materials, length, height finished, and/or sides exposed to public must be approved. Chain link or other wire fences not permitted. (Covenants Section 14)
- Architectural approval
- One copy of plot plan, building plans and specifications must be submitted to ACC and written approval obtained before commencement of construction or site preparation. (Covenants Section 3)
- Setbacks / home size
- Minimum 1700 sq ft of heated and cooled, enclosed livable floor space measured from exterior walls. (Covenants Section 2)
- Voting & meetings
- One vote per lot owned. Joint owners have only one vote per lot. Mortgagees are not considered record owners. (General Conditions Section 1 (last sente)
- Amendments
- Requires approval of at least 75% of record owners (one vote per lot), plus written approval from developer as long as developer owns any lot, and must be duly recorded (General Conditions Section 1)
