Alameda Park is a condominium community in Tempe, AZ — you own your individual unit and share the common elements, which the association maintains. These rules apply to all residents and cover day-to-day living, property upkeep, and use of shared amenities like the pool and parking.
- Pets: Household pets are allowed but must be kept on a leash no longer than 6 feet when outside the unit. Pet owners must immediately clean up droppings in common areas and patios. Dogs that are a nuisance or danger may be reported to animal control; large pets are discouraged due to lack of facilities.
- Parking & vehicles: Each unit gets 2 reserved parking spaces (one motor vehicle or two motorcycles per space). Guest parking is limited to 1 space per quad building; additional guests may use street parking. RVs, boats, and trailers must be stored in the designated RV storage lot (annual fee $100, prorated quarterly). No vehicle repairs, oil drip pans, or parking in non-designated areas.
- Swimming pool: Pool hours: 7 AM–10 PM Sunday–Thursday, 7 AM–12 AM Friday–Saturday. No children under 16 without a supervising adult (over 18). Children under 15 not permitted after 10 PM. No alcohol, drugs, food, glass, pets, or loud noise. Pool keys are provided to unit owners; replacements $5 each. Gates must be kept locked.
- Patios & exterior maintenance: Patios are limited common property; owners must keep them neat and tidy. Prohibited items include interior furniture, appliances, pet waste, and hanging items on walls. Trees must be trimmed off roofs. Hot tubs, spas, and landscaping modifications require prior written board approval. Only white or yellow light bulbs are allowed on patios and front doors.
- Architectural changes & approvals: Any exterior alteration (e.g., security doors, window screens, satellite dishes, solar devices, door replacement) requires prior written board approval. Satellite dishes ≤36 inches allowed on patios with a mast ≤8.5 feet. Solar energy devices require an architectural request, a common area use agreement, and liability indemnification. Front door replacements must match original 8-panel style or an approved 6-panel alternative.
- Violations & fines: Fines escalate: first violation – written notice with 14-day correction period (no fine); second – $100 fine; third – $100 fine plus potential corrective action. Late payment of assessments: $15 late fee after 20 days, lien filed after 100 days, small claims after 120 days. Returned check fee $25.
- Children & conduct: Parents are responsible for children under 18. No reckless operation of bicycles, skateboards, etc., in courtyards or common areas. Children under 16 not allowed in pool after 10 PM; teens 16–17 not allowed after midnight. City curfew laws apply.
- Common area use & events: No parties in common areas without board consent. Garage/yard sales allowed only on first Saturday of April and October, 7 AM–3 PM. Estate sales allowed Saturdays 8 AM–3 PM, confined to unit and patio. No door-to-door soliciting.
