What Alta Mira Village Homeowners' Association's governing documents say
This document is the Articles of Incorporation for the Alta Mira Village Homeowners' Association, a non-profit corporation. It establishes the HOA as a legal entity but does not contain the community's actual rules (CC&Rs). - Membership & voting: Membership is limited to owners of dwelling units in Alta Mira Village Subdivision. There are two voting classes: Class A (unit owners) and Class B (the developer/declarant), with Class B voting power terminating once the declarant no longer owns any lots or units. Each dwelling unit gets one vote, even if co-owned.
- Board of Directors: The Board consists of 3 to 9 members, all of whom must be members of the corporation. Initial directors were elected by incorporators; thereafter elected at annual meetings (first Tuesday in January).
- Assessments & fees: The corporation may levy reasonable fees, assessments, or dues as determined by the Board, acting in accordance with the Declaration and Bylaws. Members in default of payments lose voting rights.
- Purpose & powers: The HOA is formed to provide management and maintenance services for members and to exercise powers granted by the Declaration, including collecting assessments, acquiring property, borrowing money (with two-thirds member approval), and transferring common areas.
