What Association, Hereinafter Referred to as the "Association ." The's governing documents say
La Joya Verde is a single-family home HOA in Green Valley, Arizona. This document is the Association's bylaws, which govern how the HOA is run — meetings, board elections, assessments, and rulemaking. The actual use restrictions for homeowners (pets, rentals, etc.) are in a separate Declaration.
- Association governance: Three directors manage the HOA; they meet monthly. Annual member meetings require 15 days' notice; a quorum is 1/10 of votes cast in person or by proxy.
- Assessments: Each owner must pay annual and special assessments, which are secured by a lien on the property. Nonuse of common areas or abandonment does not excuse payment.
- Rules & enforcement: The Board can adopt rules for common areas and member conduct, and suspend voting rights or facility use for up to 60 days for rule violations (after notice and hearing).
- Architectural control: The Board may appoint an Architectural Control Committee to review and approve improvements on lots, as detailed in the Declaration.
- Amendments: Bylaws can be amended by a majority vote of a quorum of members present at a regular or special meeting.
- What this document doesn't cover: Use restrictions (e.g., pets, leasing, parking) and the exact assessment amounts are set in the Declaration, not these bylaws.
