- Architectural Review Process: Any exterior alteration or structural change to a unit requires prior written approval from the Board following ARC review. The owner must submit an Architectural Request Form with plans and contractor info; the Board has up to 60 days to respond. Unapproved changes result in fines and enforcement.
- Nonstructural Interior Changes: Nonstructural interior additions or improvements do not require Board approval, but the owner is liable for any damage to other units or common elements.
- Structural Changes: Structural additions, alterations, or improvements within a unit require prior Board approval and certification by a licensed Arizona architect or engineer that the work will not impair structural integrity. Fireplace modifications are considered structural.
- Contractor Rules: All structural, electrical, and plumbing work must be done by a licensed and bonded contractor. Work hours are Monday–Friday, 8 am–6 pm; weekend work requires 24-hour notice and is limited to 10 am–4 pm. Contractors must register with the Association manager, provide proof of insurance, and park only in non-covered spots or the owner's assigned covered spot. Dumpsters for construction require coordination with the manager.
- Exterior Design Standards: Windows must be the exact bronze brown size/style/color; enlarging windows horizontally is prohibited. Security bars and awnings are not allowed. Exterior entry doors must be 6-panel, a single approved color, and purchased from the Association. Patio extension is not permitted; screening in patios/balconies is not allowed. Exterior lighting must match original style or be approved.
- Reasonable Accommodation for Disabilities: Residents may request reasonable structural modifications for disabilities. The Board will review within 30 days; no additional fees are charged. Medical documentation may be required if the disability is not obvious. The requesting party pays for the modification and must obtain permits.
- Enforcement and Fines: Fines for unapproved work are tiered by project cost, ranging from $250 (projects under $1,000) to $3,000 (over $8,001). Improper dumping of construction materials: $300 per occurrence. Noise violations: $50 first, $100 subsequent. Fines require written notice and opportunity to be heard.
