Siena at Ocotillo is a condominium community in Chandler, AZ — you own your individual unit and share ownership of the building's common elements. The association maintains common areas and carries master insurance, funded by assessments levied equally per unit (up to 76 units). There is also a master association (Ocotillo Community Association) with its own design review board. These rules apply to all unit owners, their tenants, and guests.
- What you own & maintain: You own the interior of your unit, including the garage (2 parking spaces). The association maintains common elements, but you are responsible for limited common elements like patios, entry courtyards, windows, doors, and exterior surfaces of shutters/porches (except painting of exterior doors by association). You must also maintain the interior of your garage.
- Leasing & rentals: Leases must be for the entire unit, with a minimum initial term of six months. After that, the lease may continue month-to-month (30-day minimum). All leases must be in writing and state that tenants must follow the condo documents. You must notify the association of lease start/end dates and tenant names.
- Pets: A reasonable number of common household pets (dogs, cats, etc.) are allowed. Pets must be leashed outside, not cause excessive noise or odor, and not become a nuisance. No structures for pets visible from outside. The board can set additional pet rules.
- Parking & vehicles: All vehicles must be parked inside your garage. No trucks (except pickups/SUVs), boats, campers, RVs, or trailers may be parked on the property except inside a garage. Guest parking is in designated spaces only. Inoperable vehicles or repairs outside garages are prohibited.
- Architectural review: Non-structural interior changes do not need approval. Structural changes or exterior alterations (including window coverings visible from outside) require prior written approval from both the Siena Board of Directors and the Ocotillo Design Review Board (ODRB).
- Use & occupancy: Units are for residential use by a single family (defined as persons related by blood/marriage/adoption, or up to 3 unrelated persons). No business or commercial activity is allowed. No nuisances, offensive activities, or unlawful use.
- Signs: Signs are generally prohibited on exteriors, except those required by law (e.g., fire codes), and 'for sale' or 'for rent' signs as permitted by Arizona law (limited size and placement). Other signs need board approval.
