- Community entry & safety: The community has a 24/7 staffed Safety Office at the main entrance. All guests must be registered via QuickPass or by calling ahead. Owners receive up to two complimentary transponders for vehicle entry; additional transponders cost $40 each. A 'call first' list is available for frequent guests.
- Vehicles and parking: Guest vehicles may not remain parked in a visible area longer than 48 hours at a time in any 7-day period. Recreational vehicles may not be visible for longer than 24 hours in a 7-day period. All vehicles must be stored in a garage or screened area. Snowmobiles, ATVs, etc., are prohibited except for licensed vehicles used for ingress/egress.
- Pets: Dogs must be on a leash at all times when outside (except in the K-9 Klub). Owners must immediately clean up pet waste. Pets are not permitted on the golf course or club facilities except as specified (dogs on leash on cart paths during certain hours). The document requests owners to provide pet photos to assist with lost pet recovery.
- Design and architectural review: Any exterior changes (including landscaping, statues, holiday lights, satellite dishes under 19 inches, and play structures) require prior approval from the Design Review Committee (DRC). Holiday lights may be displayed 30 days before and 5 days after the holiday. Antennas are prohibited; satellite dishes must be less than 19 inches.
- Trash and recycling: Recycling pickup is Wednesday, trash pickup is Thursday; containers must be out by 6am and may be visible for a maximum of 12 hours on pickup days. Recycling rules are provided.
- Construction and work in homes: Construction work is not allowed on Sundays or major holidays. Work hours are 7am to 6pm. Partially completed homes may not be entered without a sales associate and hard hat.
- Aesthetics and nuisances: Flagstaff is a 'Dark Sky City'; no floodlights or high-intensity lighting. Window coverings visible from outside must be a neutral color (no lighter than a manila folder). No open fires; only gas BBQs allowed. No smoking on golf course or inside clubhouse except designated patios.
