It binds all lot owners (the people who own the homes) to a set of rules administered by the Castaway Bay Homeowners Association, and subject to the Val Vista Lakes Master Association. - What you own & maintain: You own the lot and the house on it (a freehold estate). You must maintain your lot and improvements in good condition, including exterior painting, roof repairs, and keeping the property free of clutter and debris. The Association maintains the Common Area (Tract C) and carries insurance on it.
- Leasing & rentals: Leases must be for the entire lot, in writing, and for a rental period of at least 30 days. No transient or hotel use is allowed. A copy of the lease must be provided to the Association. The owner remains fully responsible for tenant conduct.

- Assessments & fees: Each lot pays an equal share of annual assessments. The maximum annual assessment can increase automatically by up to 10% per year (or the CPI increase, whichever is greater) without a membership vote. Increases beyond that (or decreases by more than 20%) require a 2/3 vote of members. Special assessments also require a 2/3 vote. Assessments are due monthly or quarterly as set by the Board. Late payments accrue 12% interest and a $25 late fee, and can lead to a lien on the lot.
- Use restrictions (home-based business, parking, etc.): All lots are for single-family residential use only. A home-based business is allowed as long as it is not detectable from outside (sight, sound, or smell), complies with zoning, does not increase insurance liability, and does not create excessive traffic. Only one for-sale or for-rent sign per lot, no more than 5 square feet. No garage may be converted to living space. Outdoor basketball hoops are prohibited. Storage sheds must not exceed fence height or be visible from the front.
- Architectural review: An Architectural Control Committee (Committee) must approve all exterior improvements, including solar collectors (not on roofs), antennas, satellite dishes, storage sheds, and any changes to the house or landscaping. Plans must be submitted and approved before installation.
