Green Valley Fairways is a standard single-family homeowners association (HOA) in Green Valley, AZ, consisting of 763 lots. The rules apply to all lot owners and occupants, including tenants. It is age-restricted for older persons: at least one occupant must be 55+, and no one under 18 may reside permanently (more than 30 days in 12 months).
- Age restriction (55+): Each dwelling must be occupied by at least one person 55 or older. No one under 18 may reside permanently (over 30 days in any 12-month period). If the qualifying occupant dies, a surviving spouse under 55 may stay, but only as long as 80% of lots remain occupied by persons 55+.
- Assessments & fees: Annual assessments are set by the Board and approved by a majority of members present at a meeting. Payment due by April 30; late fees apply. Special assessments also require member approval. Unpaid assessments become a lien on the lot and are the personal obligation of the owner. No offset for complaints against the Association.
- Architectural review: Any exterior change (building, painting, walls, sheds, etc.) must be approved by the Architectural Committee. Submit two sets of plans; approval/denial within 30 days; if no response in 30 days, plans are denied unless extension agreed. Approvals expire in 12 months; construction must be completed within 60 days of starting.
- Building & lot restrictions: Lots are for single-family residences only, one story max, minimum 1,000 sq ft living area (excludes porches, garages). Setbacks: front 20 ft (10 ft on cul-de-sac), side 8 ft, rear 15 ft. Storage sheds limited to 120 sq ft and 8 ft height, must be approved. No overhead utilities, ham radio towers, or antennas visible without parapet walls. Landscaping must not block neighbors' views of mountains or golf course.
- Use restrictions: No business except limited home occupations (must be invisible from outside, no signs, no heavy equipment, no garage conversion). No livestock; ordinary domestic pets allowed but must be leashed off property and droppings cleaned. No nuisance, excessive noise, or odor. No rubbish or unsightly storage. Trash containers hidden except on pickup day. Signs: only real estate signs (max 2x3 ft), nameplate, security sign, political signs (71 days before to 10 days after election).
- Parking & vehicles: Recreational vehicles, boats, trailers may not be parked/stored generally, except for 72-hour parking on driveway or street with cones, with 48 hours between incidents. No overnight sleeping in vehicles. Additional passenger vehicles may park beside driveway but not in yard. Commercial vehicles over ¾ ton or longer than 235 inches may not park overnight. No visible repairs or inoperable/junk vehicles.
- Leasing & rentals: Only entire lots may be rented (no room rentals). No minimum lease term is specified. Lot owner is responsible for tenant compliance.
- Maintenance obligations: Lot owners must maintain their lot and structures (remove weeds, trim bushes, no peeling paint, etc.). Sidewalks and curb areas must be kept clear. Owners of shared structures (common walls, carports, etc.) are jointly liable for repairs. If owner fails to maintain, Association may enter after 10 days' notice and bill owner; unpaid becomes assessment.
