This is the full set of covenants, conditions, and restrictions (CC&Rs) for The Ranch at Long Mountain, a standard single-family homeowner association (HOA) in Kingman, Arizona. It governs all lot owners — homeowners, buyers, and residents — and covers land use, construction, maintenance, and community standards.
- What you own & maintain: You own your individual lot and home. The HOA maintains the common areas (parcels I and K: open space, trails, entryways, landscaping, drainage). You must maintain your lot, keep it clean, and repair/restore any utility lines within your lot. Party fences (on property lines) are shared with neighbors.
- Architectural review: All improvements (buildings, fences, walls, mailboxes, landscaping changes) need prior written approval from the Architectural Review Committee (ARC). Submit plans, a Construction Agreement, and fees. The ARC can impose conditions; fines up to $500 for violations. Exterior must be stucco with natural colors; fences must be masonry block, minimum 60 inches high in side/rear, with a 24-inch 'pony wall' in front.
- Assessments & fees: Annual regular assessment: $200 per improved lot, $50 per unimproved lot. HOA board sets the rate and may change it. Special assessments require a 60% membership vote. - Parking & vehicles: Two concrete-surfaced parking spaces per lot; driveway must be concrete (no asphalt/gravel). No parking overnight on street without permission. No storage of boats, RVs, campers, or trailers except in side yard behind screened gate with written approval. No mechanical repairs in front yard or street. Trucks over 1 ton and commercial vehicles must be parked behind screening.
- Pets & animals: No livestock, horses, poultry, pot-bellied pigs, or poisonous reptiles. Up to two domestic pets per lot (with HOA board approval for more). Pets must be confined within a fenced area or leashed; no breeding or raising for commercial purposes; owners must clean up after them.
- Fences, walls & screening: All fences and walls must be masonry block (San-Siemlon color); no wood, vinyl, plastic, or chain link. Maximum 24-inch fencing in front yard setback (pony wall).
