Green Valley Pueblo Estates is a 50+ year old homeowners association in Kleindale, AZ. This document contains operating rules for facility use, conformance procedures, and day-to-day community management—not the foundational CC&Rs (Covenants, Conditions & Restrictions) that establish core membership obligations.
- Facility use & clubhouse rental: Clubhouse rental costs $25 for private social activities or $100 for outside organizations, with a $100 refundable deposit required. A certificate of liability insurance listing the association as 'additionally insured' with minimum $300,000 coverage is mandatory. Reservations must be made in advance through the office; resident clubs have priority for scheduling.
- Pool & recreation hours: Main pool and clubhouse open April–October 6:30 AM–10 PM, and November–March 6:30 AM–8 PM. Children's pool hours are 10–11 AM, 2–3 PM, and 6–7 PM. There is no lifeguard; users assume all risk. Shower before entering is required. Food is prohibited in the pool; drinks only in non-breakable containers on the patio.
- RV & vehicle storage: RV storage costs $100 one-time fee plus $100 annual maintenance fee due January 1 (with $15 late fee if unpaid by January 30). One space per owner. Allowed: motor homes, travel trailers, 5th wheels, boats, ATVs, utility trailers (all must be on wheels, operable, currently licensed). Prohibited: hazardous materials, firearms, ammunition, animals, or residential use.
- Rental policy & tenant requirements: Landlords must submit a tenant information sheet to the office at least 15 days before lease start, including photo ID proof that tenants meet the association's age restrictions. Owners must provide tenants with copies of the CC&Rs and governing documents, and remain liable for tenant compliance. Security cards must be returned when the tenancy ends.
- Violations & fines: Conformance first notifies homeowners of violations and sets a correction date. If unresolved, the case goes to the Hearings and Fines Committee. Ongoing infractions (e.g., unsightly property) incur $10/day until corrected; specific incidents (barking dog, parking violation) incur $25/incident after the first warning. Fines must be paid within 30 days; failure incurs a penalty of $15 or 10% of the fine (whichever is greater). Accumulated fines over $500 are referred to legal counsel and may result in a lien.
- Lot owner landscaping duties: Each lot owner is responsible for maintaining the easement (alley) behind their lot, including weed control and trimmed trees/bushes. Where lots back up to each other, owners share responsibility for half the easement. If not maintained, the board may perform the work and charge all costs to the homeowner.
- Power equipment restrictions: Power equipment use is prohibited between 7 PM and 7 AM. The association does not lend equipment to residents.
