Wren Cove Neighborhood is a single-family home subdivision within the larger Havasu Riviera master-planned community in Lake Havasu City, AZ. This document is a Tract Declaration that supplements the community's Master Declaration, applying additional rules to lots in Wren Cove. It is a partial document and does not contain the full set of governing rules for the neighborhood.
- Land use classification: All 76 lots in Wren Cove are classified for single-family residential use only.
- Minimum home size: Every house must have at least 2,000 square feet of enclosed living space, excluding porches, terraces, and garages.
- Membership & association: Each lot is entitled to one membership in the Wren Cove HOA (the Association), as set by the Master Declaration.
- Common area & easements: Parcels A, B, and C are common area. Parcel B provides ingress/egress for two neighboring lots (Lots 26 and 27 of Marina View), with maintenance responsibility on those owners. Parcel C offers similar access for Lots 37 and 38, who bear all costs.
- Neighborhood assessments: Separate from general HOA dues, the Association can levy neighborhood assessments solely on Wren Cove lots to cover costs for common areas within the neighborhood (excluding Copper Canyon Drive). The board may increase assessments if needed.
- Design review guidelines: A Neighborhood Design Review Committee will adopt guidelines governing development and use of residential lots in Wren Cove.
- Relationship to Master Declaration: This Tract Declaration is part of the Project Documents. In case of conflict, the Master Declaration controls unless this document imposes stricter restrictions, in which case the stricter rule applies.
