Canada Ridge Homeowners Association is a standard single-family HOA in Oro Valley, AZ. These Bylaws govern the association's internal operations and define homeowners' rights and obligations as members. The rules apply to all lot owners (members).
- Membership & voting: Each lot owner is a Class A member with one vote per lot. A Declarant (builder) holds a separate Class B membership with three votes per lot until conversion to Class A by 1995 or earlier. Multiple owners of a lot must agree on how to cast its single vote, or the vote is lost.
- Fees & assessments: Annual homeowner fee is set by the Board and due on the membership anniversary date. Increases above 15% per year require a two-thirds vote of non-Declarant members. Non-payment incurs 15% annual interest and late fees.
- Special assessments: Special assessments for capital repairs or improvements require majority approval of voting members. The Board may levy up to 5% of the budgeted annual expenses without a membership vote.
- Discipline & fines: Members may be fined or have voting privileges suspended after a Board hearing with at least 15 days' notice. Reinstatement possible after 30 days and payment of owed amounts.
- Meetings & elections: Annual membership meeting is the second Thursday of February. Special meetings can be called by 5% of members or the Board. Quorum is 55 votes. Directors are elected by secret ballot in January; terms are three years with staggered elections.
