What Rancho Vistoso's governing documents say
This is a resolution by the Vistoso Community Association (Rancho Vistoso, Oro Valley, AZ) that adds commercial vehicle parking restrictions for owners, occupants, tenants, and guests in Single Family Residential and Residential Condominium areas. It is an ancillary rule supplementing the community's Declaration—not the full set of governing documents.
- Definition of commercial vehicles: A commercial vehicle includes any vehicle used for business, bearing commercial signage, with a GVWR over 10,000 lbs, or designed as a commercial/for-hire vehicle (e.g., step vans, box trucks, dump trucks, tow trucks, tractor-trailers, and business trailers). Personal passenger vehicles used incidentally for commuting without external commercial markings are excluded.
- Parking restrictions: Commercial vehicles cannot be parked or stored on any public or private street (except temporary loading/unloading), on residential driveways (except temporary loading/unloading or with a written variance), or on any lot or parcel where visible from neighboring property or the street (must be entirely enclosed).
- Temporary exceptions: Commercial vehicles may be parked temporarily for active service, loading, unloading, deliveries, construction, maintenance, repairs, or emergency services for the minimum time necessary, not exceeding eight consecutive hours in any 24-hour period, unless otherwise authorized by the Association or required by law.
- Enforcement & fines: Violations are subject to notices, enforcement under the governing documents, and fines as adopted by the Board, collectible through the Association's collections processes.
- What this document doesn't cover: This resolution does not address other parking restrictions (e.g., general on-street parking, overnight parking), pet rules, leasing, or architectural standards. Those are governed by the broader CC&Rs and other Association rules.
