This is an architectural guidelines document for Canyon Heights, a single-family home HOA in Phoenix (Ahwatukee), AZ. It governs exterior modifications to homes and lots, establishing an approval process and design standards to preserve neighborhood character.
- Architectural review process: Exterior changes visible from the street or exceeding the wall height require prior written approval from the Board or Architectural Control Committee (ACC). Submit applications to the property management; response within 30 days. Homeowners may appeal ACC decisions to the Board.
- Awnings & fabric shades: Awnings attached to the house and visible from the street need approval. Colors must match or coordinate with the house. Submit a plot plan, photo/illustration, and materials/colors/dimensions list.
- Basketball poles/standards: May not be attached to the house. If placed in a front driveway, the backboard must be perpendicular to the street, about 20 feet from the front plane of the house and 20 feet from the street. Backboards must be neutral (white, gray, clear, or black) or match home color. No metal nets. Submit a dimensional plot plan and illustration.
- Free-standing structures: Gazebos, play sets, trampolines, etc., are allowed only in rear and some side lots. Must be at least 5 feet from any wall or fence, and deck surfaces no more than 5 feet above adjacent ground. Submit a plot plan, photo/illustration, and materials/colors list. Elevated decks may need neighbor approval.
- House colors: Exterior colors must be pre-approved from the current color palette (online or at management office). Main color cannot be the same as adjacent houses on either side. Main color applies to all stucco surfaces visible from the street; trim color applies to roofline fascia. Submit a Paint Approval form.
- Lighting: Decorative front-exterior lights max 100 watts (1700 lumens). Spot/security lights max 150 watts (2000 lumens), allowed only on rear or side, not directed at neighbors. Submit a notification form for spot/security lights.
- Windows: Changes to front-facing or exposed side windows must match remaining front windows. Colors: dark bronze, white, or off-white. Glass must be clear (no mirrored, frosted, etc.). Submit samples of window colors, surfaces, and materials.
- What this document doesn't cover: This is an architectural guideline document, not the full Declaration of Covenants, Conditions and Restrictions. It does not address general HOA rules on pets, leasing, parking, or assessment amounts. The full CC&Rs govern additional use restrictions.
