Each unit includes exclusive-use rights to a numbered boat slip, garage, and patio, with operations funded by monthly per-unit assessments.
- What you own & maintain: You own your unit's interior (walls, floors, ceiling, windows, doors) and air conditioning unit. The association owns the building structure (bearing and exterior walls, roof, foundations, utilities) as common elements, with each owner holding a 1/38th undivided share. You also have exclusive-use rights to a numbered garage space, boat slip, and patio area.
- Monthly assessments & payment: Assessments are due by the 10th of each month and equal 1/38th of the total maintenance fund. Late fees apply if payment is more than 15 days overdue. The association can levy additional special assessments for unexpected costs or repairs.
