Tamarron Pines is a single-family residential mountain community in Prescott, AZ designed for outdoor living within a natural forest setting on the Mogollon Rim. This document specifies the architectural and landscaping design standards that all property owners must follow for new construction and modifications to maintain the community's Alpine/Mountain Ranch aesthetic.
- Allowed architectural styles: Homes must follow Alpine, Mountain Ranch, Log Cabin, Adirondack, or similar mountain architecture. Santa Fe, Spanish, Victorian, Mediterranean, Contemporary, Modern, A-frame, and other listed styles are prohibited.
- Home size & height requirements: Minimum 1,200 square feet total with 750 square feet ground floor. Single-story maximum 25 feet (20 feet encouraged for homes under 1,500 sq ft); two-story maximum 30 feet with second story limited to 40% of ground floor area.
- Building materials & colors: Log and cedar/redwood siding are encouraged; acceptable materials include shiplap, tongue-and-groove, stone veneer, brick, and Hardie-plank. All exterior colors must be earth tones (browns, greens, grays) with light reflective value 10–40; white and reflective surfaces prohibited. Aluminum siding, T-111, plywood, and corrugated metal are not allowed.
- Roof & exterior lighting: Roofs must use architectural asphalt shingle (minimum 300#), flat concrete tile, or standing seam metal in earth tones only—no white or reflective colors. All exterior lighting must be 'Dark Sky' designated and downward-deflecting; security and recreation area lighting are not approved.
- Vehicles & trailers: No mobile/manufactured homes or unlicensed vehicles. Large equipment (buses, RVs, boats, trucks over ¾ ton, trailers) cannot be visible from neighboring properties without Committee approval. Guest RVs may park for up to 2 weeks with HOA notice; no street parking beyond 24 hours without approval.
- Fences, screening & outdoor structures: Fences limited to 6 feet maximum height, using approved materials (pipe rail, split rail, wrought iron, log, stone). Pools, spas, and recreational facilities must be within the building envelope and screened from adjacent properties.
- Landscaping & fire defensible space: Vegetation must be preserved to greatest extent possible without endangering structures. Owners must maintain defensible space: remove all dead/downed vegetation, clear branches to 6 feet on live trees, thin to 100–200 trees per acre, and maintain a 30-foot 'clean' radius around structures.
- Approval process & fees: All construction and modifications require Architectural Committee approval before work begins. Review takes up to 30 days and costs $1,150 (non-refundable plan review/inspection), $2,000 (refundable construction deposit), and $1,250 (sewer tap fee). Construction must complete within 9 months of material placement.
