Pinnacle Peak Paradise is a single-family residential subdivision in Scottsdale, Arizona, governed by a Declaration of Covenants, Conditions and Restrictions (CC&Rs). The rules apply to lot owners and focus on maintaining a high standard of architectural design, preserving the natural desert environment, and ensuring all lots are used for single-family residential purposes only.
- Architectural review: All structures, landscaping, fences, and other improvements require prior written approval from the Architectural Committee. Plans must be submitted at least 30 days before construction. The committee aims to maintain architectural compatibility and structural soundness; if no decision is made within 30 days, approval is deemed given if not violating other restrictions.
- Lot use & building requirements: Lots are for single-family residential use only and cannot be resubdivided into lots smaller than 80,000 square feet. Each lot may have one detached single-family dwelling (minimum 2,400 sq ft ground floor area), plus one guest house, one servants quarters, and one separate garage or outbuilding. No commercial uses (e.g., stores, hospitals, theaters) are allowed.
- Construction materials & roof: All structures must be of new construction; no buildings may be moved onto a lot. Roofs must be tile or heavy cedar shake shingle if sloped, unless otherwise approved. No roof-mounted appliances or antennas are permitted unless screened from view from other lots or streets.
- Fences & walls: No solid wall or fence over 2.5 feet high may be within 25 feet of the front lot line. Hedges within that area cannot exceed 3 feet. Side and rear fences/walls (except building walls) may not exceed 8 feet. Chain-link fence material is allowed only if screened from adjacent lots and streets and located at least 50 feet from the lot's property line.
- Vehicles & storage: No abandoned or inoperative vehicles may be stored where visible from other lots or streets. No mobile homes, trailer houses, or large campers/RVs/boats are allowed on lots except in enclosed or screened areas not visible from other lots or streets.
- Landscaping & natural desert: Natural desert growth should not be unnecessarily destroyed; all landscaping plans require committee approval. The committee may restrict activities that produce allergies, odors, or inconsistent with clean air. Each lot must be kept free of rubbish, and screening is required for garbage cans, woodpiles, equipment storage, etc.
- Pets & horses: Household pets (dogs, cats) are allowed limited in number to avoid nuisance. Horses are allowed subject to conditions: no more than five per residence, adequate control of flies/odors/waste, and committee-approved corrals/fencing. Other livestock/poultry require express written committee approval and noise control measures.
- Amendments & duration: The Declaration runs with the land and was originally effective until December 31, 2013. Prior to that date, it could be amended by 75% of lot owners (one vote per original lot). After 2013, it automatically extends for successive two-year periods unless a majority of owners agree to change.
