The Estates At Palos Verdes is a single-family home community governed by a homeowners association (HOA). The Declaration of Covenants, Conditions & Restrictions (CC&Rs) applies to all lot owners and residents, setting rules for architecture, landscaping, vehicles, pets, and use of the property. The community includes common areas, private access ways, and may operate a guarded gate.
- Architectural review: All exterior improvements, including construction, alterations, fences, and color changes, require prior written approval from the Architectural Committee. Plans must be submitted; if no decision is made within 30 days, approval is deemed given. The committee may charge a review fee and require a deposit for debris removal.
- Pets: No more than two dogs, cats, or similar household pets per lot. Pets must be confined to the owner's lot unless on a leash no longer than 6 feet and not entering other lots. No structure for animals may be visible from neighboring property.

- Use restrictions: Lots are for single-family residential use only. Businesses may be conducted inside a home if not detectable from outside, no customer visits, and consistent with the residential character. Leasing a unit is not considered a business.
- Maintenance & landscaping: Owners must keep shrubs, trees, and lawns trimmed and free of weeds. Lots must be kept in good repair, including paint and structure. No rubbish or debris may accumulate. Owners are responsible for maintenance up to the paved area of streets and sidewalks.
- Common area & easements: Owners have an easement to use common areas (e.g., Tracts B-H) but subject to association rules. The association may restrict access for delinquent accounts or rule violations. Utility easements, drainage easements, pedestrian access ways, and a potential guarded gate are established.
- Assessments: Annual and special assessments are levied against each lot to fund common expenses. Owners delinquent more than 15 days may lose common area access. Unpaid assessments become a lien on the property.
