What Trails - Desert Mountain Homes HOA's governing documents say
This is a newsletter (Winter 2014) for the Desert Mountain Master Association, a master-planned HOA in Scottsdale, AZ. It contains articles and references to rules but is not a complete rulebook. The community may have additional governing documents (CC&Rs, design guidelines) not fully included here.
- Design review & property alterations: Owners must submit plans for new homes or modifications to the Design Review Committee. Preliminary submittal fees: $8,000 for new homes, $5,000 for major modifications (as of Jan 2015). The Committee does not review drainage adequacy; that is solely the owner's responsibility.
- Drainage & wash maintenance: Drainage on individual lots is 100% the owner's responsibility per the Design Guidelines. The Master Association maintains common-area culverts (inspected twice a year) but not private culverts or washes. Owners must not alter washes without permits.
- Exterior lighting: All exterior lighting must be directed downward and shielded to prevent light pollution. No bare lamps allowed. Site lighting (ground/tree mounted) is limited to two low-voltage uplights per large tree. Building-mounted lights must not illuminate adjacent lots or common areas.
- Security & gates: Village gates use an eGo tag system for owners. Visitors use a push-to-talk intercom at the gate to connect to the main gate security officer. A 24/7 emergency information phone line is available at 480-595-4100.
- Brush & bulk trash removal: Scheduled service occurs on specific dates (listed for 2015). Owners must cover plants with burlap or green frostcloth (no white material) and pipes with black commercial foam insulation to avoid violation notices.
