What Sentinel Vista's governing documents say
This document is a first amendment to the governing declaration for Sentinel Vista, a subdivision of 11 lots with shared common areas (private road, parking, landscape, drainage, and open space) in South Tucson, AZ. It does not contain the full set of community rules—only two specific changes: removal of the minimum 30-day lease term and revision of how future amendments are approved.
- Leasing & rentals: The amendment deletes the sentence requiring leases to be for at least 30 days. After this change, no minimum lease length is imposed by this document, though the original declaration may still contain other rental restrictions.
- Amendment process: Until the developer's (Declarant's) special voting rights expire (Class B membership), Declarant may amend the declaration unilaterally. After that, amendments require approval by at least two-thirds of lot owners (i.e., 8 out of 11 lots, each lot having one vote).
- What this document doesn't cover: This is a partial amendment that only modifies two sections of a larger declaration. It does not include the full community rules on topics such as property maintenance, pet restrictions, architectural standards, parking rules, or assessments. Those would be found in the original Amended and Restated Declaration.
