Assessments & dues

Annual assessment per Lot will not be less than $500.00; if total Assessable Property Charges in any year exceeds $450.00, each Lot's assessment will be a pro rata share of total (Article III, Section 3.3(b))

Collections & liens

Assessments, together with interest, costs and reasonable attorneys' fees, are a charge on the land and a continuing lien upon the Lot; also a personal obligation of the owner at time assessment fell due; lien subordinate to first mortgage (Article III, Section 3.3(a) and (c))

Voting & meetings

Two classes: Class A - all owners except Declarant while Class B member, one vote per Lot; Class B - Declarant, entitled to votes for each Lot owned, ceases when total Class A votes exceed total Class B votes (Article III, Section 3.2)

Amendments

Before expiration of Class B membership, may be amended by vote of 75% of combined Class A and Class B membership; thereafter by instrument signed by owners of not less than 75% of the Lots (Article V)
