What Dorado Country Club Estates Association's governing documents say
Dorado Country Club Estates Association (Blocks 8, 11, 32) is a homeowners association in Tucson, AZ organized under a master association structure. This document is the bylaws—it governs how the association itself operates (elections, meetings, finances, and authority to adopt rules), not the property restrictions that bind owners.
- Board & Officers: The board has 3–15 elected members serving 2-year terms, plus officers: President, Vice President, Secretary, Treasurer, and a delegate to the Master Association. Elections are by ballot, and a majority of votes cast wins.
- Membership & Voting: Each unit owner is a member with one vote per unit owned. Multiple units = multiple votes. Quorum at meetings is the number of units present.
- Annual Assessments & Delinquency: Assessments are due quarterly on January 1, April 1, July 1, and October 1 (payable by the 10th). Late fee is $25/month if unpaid. After 90 days delinquent, the debt becomes a lien on the property; after 180 days, the association initiates foreclosure.
- Meetings & Voting: The annual meeting is held October or November for board elections. Special meetings can be called with 10 days' notice. Homeowners may vote by email or paper ballot, provided 30 days' notice is given.
- Board Authority to Adopt Rules: The board can adopt rules governing common property without homeowner vote. Rules that affect private property require 1 month advance notice to homeowners and a majority homeowner vote to adopt.
- Amendments to Bylaws: Bylaws amendments require 1 month advance notice and a majority vote of members at a meeting. Members not present may vote by letter or email to the Secretary.
- What this document doesn't cover: This is the bylaws document, which governs association operations. It does not address property use restrictions, architectural standards, amenities, pets, leasing, or other rules binding on individual owners—those rules are found in the CC&Rs or separate governing documents.
