La Cholla Ridge is a standard single-family home HOA in Tucson, AZ. All lots must be used exclusively for single-family residential purposes, and the HOA manages common areas and enforces rules through an association board and committees. This document is the full set of covenants, conditions, and restrictions (CC&Rs) that bind all owners.
- Residential use & occupancy: Each lot is limited to single-family residential use only. A 'Single Family' is defined as related individuals or up to three unrelated persons maintaining a common household. No commercial, professional, or nonresidential activity is allowed, but leasing to a single family is permitted.
- Architectural review: Any exterior improvement, alteration, landscaping, or change (including painting a different color) requires prior written approval from an Architectural Committee. Plans are deemed approved if not acted on within 30 days of submission. The committee may set additional standards by rule. Fines of up to $10,000 can be imposed for unapproved work.
- Assessments & fees: Regular assessments are levied uniformly per lot to cover common expenses, with the board setting the amount each year. Unpaid assessments become a lien on the lot and a personal obligation of the owner. A 10% late charge and interest apply if not paid within 10 days of the due date. Special assessments may be levied for fines, enforcement costs, or capital improvements.
- Pets & animals: Only a reasonable number of generally recognized house or yard pets are allowed, kept solely as domestic pets and not for commercial purposes. Animals must not create unreasonable noise or nuisance. Structures for animals must not be visible from neighboring properties. The Covenants Committee decides on disputes about what constitutes a reasonable number or a nuisance.
- Leasing & rentals: Owners may lease their lot to a single family, subject to all governing documents. The owner must promptly notify the association of the lease term and tenant name. No minimum lease term is stated, but short-term/vacation rentals are likely restricted by the prohibition on nonresidential use.
- Signs & advertising: Signs are generally prohibited except: signs required by legal proceedings, one residential identification sign no larger than 36 square inches, and one 'for sale' or 'for rent' sign no larger than 5 square feet (subject to Architectural Committee approval).
- Parking & vehicles: No motor vehicle, trailer, boat, camper, or similar equipment may be parked if visible from neighboring property, except operating noncommercial automobiles and trucks may be parked on paved driveways. Temporary structures and incomplete buildings cannot be used as residences.
