- Private residential use: Dwelling units must be used for private single-family residential purposes only. No gainful occupation or business is allowed, except for developer sales offices during buildout.

- Parking & vehicles: Vehicles, including recreational vehicles, commercial vehicles, and boats, must be stored completely within a garage or carport and not visible from the street. Garage doors must be kept closed except for normal access. No outside storage of vehicles under repair.
- Architectural review: All exterior alterations, new structures, landscaping changes, and color or material changes require prior written approval from the Architectural and Landscape Review Committee. Plans must be submitted and are deemed denied if not approved within 30 days.
- Landscaping & nuisances: Landscaping must consist of low-water-use and low-pollen plants approved in the Design Guidelines. No unsightly articles, exterior clotheslines, or outdoor speakers (except security) are allowed. Trash containers must be screened from view except on collection days.
- Assessments: Each lot owner pays annual assessments levied uniformly per lot. The association can also levy special assessments for improvements. Nonpayment creates a lien on the lot enforceable like any assessment.
- Common walls: Owners of adjoining units share responsibility for common walls. Repair costs are split equally unless damage is caused by one owner, who then bears the full cost.
