Setbacks / home size
Buildings shall be set back to appropriate distances from Lot lines as identified on the Plat or in conformance with City of Tucson laws, whichever is more restrictive (Section 2.20)
Insurance
Association shall maintain insurance against liability incurred as a result of death or injury to persons or damage to property on the Common Areas (Section 4.5)
Use restrictions
Each Lot shall be used for private residential purposes only; no structure other than one first-class, private, single-family residence with attached private garage and appurtenant structures (Section 2.1)
Voting & meetings
Two classes: Class A (all memberships except Class B) - one vote per membership; Class B (held by Declarant) - three votes for each Class A membership in existence (Section 5.3)
Amendments
Declaration may be amended by instrument signed and acknowledged by Owners of two-thirds (2/3) of the Lots, recorded with Pima County Recorder; Declarant has superior right to amend while owning at least one Lot (Section 11.2)
