Villa Del Vista is a 72-unit condominium community in Tucson, AZ. Unit owners share the building and common elements, and both owners and tenants must follow the community's rules. The handbook covers assessments, use of common areas, parking, pets, pool, and more.
- Assessments & fees: Monthly assessments cover water, sewer, garbage, landscaping, building maintenance, pool, pest control, and insurance. They are due on the 1st, past due after the 15th with a $10 late charge and 12% annual interest. Assessments cannot be raised more than 5% without a membership vote. Special assessments are allowed. Owners cannot withhold assessments.
- Architectural & exterior changes: No architectural change or painting without written permission. Nothing may be hung from eaves, overhangs, or porch posts (except an American flag). One temporary sign up to 5 sq ft allowed for sale/rent. Holiday decorations must be timely. All alterations (doors, windows, security bars, sun film, structural changes) require written approval. Patio changes, tree planting, and roof modifications also need approval.
- Children & common areas: No play areas exist. Parents must supervise children in common areas. Children under 14 must be accompanied by an adult in the pool. Ball playing, Frisbee, bike riding, rollerblading, etc., are not permitted on the grounds. Playing in stairways, entryways, or rocked privacy zones is prohibited. No structures (swings, sporting equipment) may be placed in common areas.
- Parking & vehicles: Each unit has one reserved parking space; no more than 2 vehicles per unit (including visitors between midnight-5am). Vehicles must display a numbered sticker. Visitor placards required overnight. No vehicle repair (except emergencies), no washing, no backing into spaces. No storage of inoperable or unregistered vehicles. After 3 violation notices, vehicle may be towed at owner's expense.
- Pets: No exotic animals. Maximum 2 animals per unit, with only one dog. Dogs cannot exceed 14 inches at the shoulder. Must be leashed (max 6 ft) when outside unit. Staking or tying in common areas prohibited. Patios cannot be principal pet residence; shelter must be provided. Owners must clean up waste. Damage caused by pets is charged to the owner. Nuisance pets may be prohibited.
- Pool: Pool hours 6am-11pm, April 1–November 1. Children under 14 must be accompanied by an adult. No pets, glass, alcohol, or illegal substances. Maximum 3 guests per resident; exceptions must be arranged. Pool key required; replacement $10. No diving or horseplay. Flotation devices allowed if not a hazard. Violations may result in fines or suspension of pool privileges.
- Leasing & rentals: All rentals must be on a lease. Leases must require tenant to follow all rules; violations are grounds for eviction. Owner must provide tenant names, vehicle info, and $25 fee within 30 days of occupancy (late fee $15). Owner remains responsible for fines even if caused by tenant. Non-resident owners lose right to use common elements (including pool) while unit is leased.
- Insurance & liability: Association insurance covers structures, common area liability, and director/officer actions but does not cover personal belongings, interior items, or liability within units. Owners should carry individual condominium coverage; tenants should get renter's insurance. Claims must be reported immediately to the managing agent.
