What Villa Milano Homeowners Association's governing documents say
Villa Milano is a planned community of 46 townhomes in Tucson, AZ. This document contains the HOA's architectural rules and standards that apply to all homeowners, enforced by the Architectural Control Committee (ACC). It governs exterior modifications, landscaping, and certain decorative items to maintain the community's desert and mountain design philosophy.
- Architectural approval process: Any exterior construction, alteration, or removal of architectural elements (except normal maintenance) requires prior written ACC approval. Plans, specifications, and neighbor acknowledgments may be needed. The ACC can request modifications.
- Prohibited exterior elements: Clotheslines, gutters, downspouts, rain barrels, storm doors and windows, window boxes, water features, exterior shutters, and basketball backboards are not permitted. Building additions like sheds or unattached storage units are also prohibited.
- Permitted exterior items with restrictions: Flag display is limited to house-mounted brackets. Holiday decorations can be installed up to 30 days before a holiday and must be removed within 14 days after. Vegetable gardens are allowed only in the rear yard and cannot exceed one-fourth of the rear yard area.
- Painting and colors: Exterior paint must retain original as-built colors. Only Dunn Edwards Graham Cracker, Tan Plan, or Smores are allowed. Repainting is required every six to ten years and needs ACC approval.
- Landscaping and outdoor equipment: Landscaping requires ACC approval per separate guidelines. Permanent grills, pools (in-ground only in rear yard), and hot tubs need ACC approval. Landscape support structures like trellises are not allowed in front lot areas except in enclosed patios.
