- Flagpoles and type of flag require ACC approval. Reasonably sized US and Kansas flags are approved. (Section 6.25)

- Front: 20 ft; sides: 6 ft; rear: 10 ft. Exceptions for below-ground structures, in-ground pools, tennis courts, bay windows per code. (Section 6.22)
- Use restrictions
- Lots may only be used as designated by zoning and this Declaration; no use except residential. (Section 6.20)
- Voting & meetings
- Two votes per Lot. Declarant and ITJ Investments, Inc. get six votes per Lot owned. (Section 1.05)
- Amendments
- Declarant may amend unilaterally before turnover, provided no material adverse effect on mortgage holders. After turnover, amendment requires approval by Declarant and majority of votes cast by Lot Owners. Recording required. (Section 9.04, Section 9.05)
