Northridge at Danville is a planned development (single-family home subdivision) in Danville, CA. This document — a Declaration of Covenants, Conditions and Restrictions (CC&Rs) — is the full rulebook for homeowners, covering what you own, what you must maintain, and how the homeowners' association operates.
- What you own & maintain: You own your lot and residence. You are responsible for maintaining your lot and all improvements on it (including landscaping, fences, and the residence) consistent with the original construction standards. The association maintains the common area (parcels shown on the subdivision map) and any recreational facilities.
- Architectural review: Any exterior alteration, addition, or new construction — including fences, landscaping, solar panels, antennas, basketball standards, and swimming pools — requires prior written approval from the Architectural Committee. The committee has up to 12 months to act; approved work must be completed within 12 months, or you must resubmit.
- Leasing & rentals: You may rent or lease your residence, but only with a written lease of at least 30 days. The lease must require the tenant to follow all governing documents, and you must give the tenant a copy of those documents. Short-term rentals (under 30 days) are not allowed.
- Parking & vehicles: Vehicles must be parked in garages, driveways, or designated parking areas (not on the street unless posted). No boats, trailers, campers, commercial vehicles, inoperable vehicles, or recreational vehicles may be parked or stored in parking areas. Garage doors must remain closed except when in use.
- Pets: You may keep a reasonable number of customary household pets. The board can prohibit any pet that, after notice and a hearing, is found to be a nuisance to other owners.
- Signs & antennas: One small 'for sale' or 'for rent' sign per lot is allowed. No outside antennas, satellite dishes, or other transmission/reception devices may be erected on your lot or residence. Solar panels require prior architectural committee approval.
- Assessments & fees: Each lot pays regular assessments equally. The board sets the budget annually and can also levy special assessments (subject to membership vote limits) and reimbursement assessments to cover costs caused by a violation. Unpaid assessments become a lien on your lot, and the association can foreclose after notice.
- Age restriction: This document does not impose any age restriction or 55+ requirement. Families of all ages may live here.
