Pets

Dogs, cats, and other household pets may be kept provided they do not become a nuisance and are not raised for commercial gain. (Article III, Section 10)

No fence, wall, building, sign, or other structure (including basketball stands), or exterior addition/change/alteration (including painting) or landscaping shall be commenced without written approval of Architectural Committee. (Article IV, Section 1A)

Solar & roof

No outside television or radio pole or antenna, or satellite disk, or other electronic device or solar panel shall be constructed, erected, or maintained if visible from outside unless approved by Architectural Committee. (Article III, Section 21)

Home business

No trade, craft, commercial or manufacturing enterprise or business activity of any kind including yard or garage sales shall be conducted. (Article III, Section 23)

Signs & flags

No signs or other advertising device of any character shall be erected, posted, displayed, or permitted without written permission of the Board and/or the Architectural Committee, who may summarily remove unauthorized signs. (Article III, Section 6)

Setbacks / home size

No building shall exceed one story in height, but Architectural Committee may vary by approving construction plan. (Article III, Section 1.1)

Maintenance

Owners responsible for maintenance of buildings, landscaping, sidewalks. Association may require owners to maintain exterior portions in accordance with standards, and may enforce if owner fails after notice. (Article III, Sections 13, 14, 17; Articl)

Use restrictions

No lot shall be used except for residential purposes. (Article III, Section 1.1)

As set forth in the Bylaws of the Association (Article V, Section 2C)

Amendments

Restrictions may be changed by instrument signed by owners of 50% or more of lots (as stated in preamble). Additionally, after January 1, 2000, restrictions automatically renew for successive 10-year periods unless prior to expiration owner (Preamble; Article VII, Section 1)
