- What you own & maintain: The interior of your unit from the paint in is your property. Patios, balconies, covered carports, and storage lockers are deeded to you as Restricted Common Area for your exclusive use, but the wood/cement floors, walls, ceilings, and fences belong to the Association and cannot be altered without written approval. You are responsible for plumbing that serves only your unit (e.g., tub drain to P-trap, toilet wax ring). Owners of ground-floor units may install hardwood flooring; upper-level units may only have hard floors in kitchens, bathrooms, and entryways.
- Assessments & fees: Monthly assessments fund maintenance and reserves. Payment is due per the CC&R’s and California law; statements are for convenience and are not bills. A $75 security deposit plus a $50 rental fee applies for the rear clubhouse. Replacement common-area keys cost $25 each; replacement parking tags cost $50 per tag.
- Leasing & rentals: Leases must be subject to the CC&R’s. Owners must notify the association in writing of any tenancy (via a Confidential Information Disclosure form), provide tenants a copy of the Rules Handbook and CC&R's, and return a signed acknowledgment page. Owners are fully responsible for their tenants' actions, fines, and damages. Owners who rent out their unit may not use the pools, spa, saunas, laundry rooms, or other common facilities.
- Parking & vehicles: Each unit gets two parking tags. All vehicles must display a tag; visitor parking without a tag is limited to three hours. Vehicles may park in open spaces for up to 72 hours with a tag. Maximum vehicle size: 18 ft. long, 7 ft. wide, 7 ft. 2 in. high. No commercial vehicles, boats, trailers, or RVs may be parked (except commercial vehicles that fit within a deeded carport). No tandem parking except a motorcycle or bicycle with another vehicle, within space limits. Inoperative vehicles are prohibited.
- Pets: No more than two domestic pets per unit is implied? (The document does not explicitly state a limit.
