This is a policy resolution from the Redlands Mesa Master Homeowners Association (a master-planned community in Grand Junction, CO) that specifically governs outdoor flags, signs, banners, and exterior postings. It is not the full set of community rules—it only covers this one topic.
- Allowed flags, signs & banners: One non-commercial flag (max 30" x 42") or one non-commercial sign/banner (max 18" x 24") is allowed per lot (or merged lot). Commercial flags/banners/signs (professional sports, businesses, unapproved real estate signs, etc.) are prohibited. Real estate signs may be exempt if approved by the DRC. The allowed item may be placed in a window; if so, no other exterior postings are permitted.
- Enforcement & fines: Violations are reported in writing with a photo. A courtesy notice gives 7 days to correct. If unresolved, fines start at $50/day, increasing to $100/day after 30 days. The board may remove the violation at the owner's expense. Owners are also responsible for fines from their tenants' non-compliance.
- Voting rights suspension: Voting rights are suspended for any owner who is or has been in violation of the Master Declaration in the previous 30 days.
