- Architectural review: Most exterior changes (painting, fencing, decks, sheds, windows, landscaping) need prior written approval from the Design Review Committee (DRC). The DRC meets the 1st and 3rd week of each month, and you must submit a completed Home Improvement Request Form by noon the Friday before.
- Solar panels: Solar devices must be installed with low-profile roof mounts, kept off the front-facing roof to the maximum extent possible, not within 36 inches of roof edges, and use dark-framed, dark-backed panels with anti-glare glass. All wiring and conduit must be routed inside the attic and painted to match the surface; no exposed wiring is allowed.
- Artificial turf: Artificial turf is allowed only in back yards behind wing fences (no front yard use). The product must be polyethylene, at least 50 oz. face weight, 1.5-inch pile height, multi-colored, and professionally installed with a weed barrier, aggregate base, infill system, and a border or hard-scape separation from neighboring natural grass. A pet-friendly product is required if you have pets.
- Assessment collection: Quarterly assessments are due the first of January, April, July, and October. If not received within 30 days, they are delinquent and begin accruing interest at up to 8% per year. A $25 monthly late charge is added after the 30th of the due month. The late-fee timeline: a $40 administrative fee after 60 days, a $75 fee after 90 days (with a formal Final Notice), and a $175 fee if a lien is recorded after 120 days. The association can foreclose only if the total debt equals at least six months of assessments. Payment plans of up to 18 months ($25 minimum monthly payment) may be available before legal action.
