Entire property may be leased to one family only—no boarders or partial-unit rentals. All leases must be registered within 15 days ($25 fee per new tenancy); owners are liable for tenant violations.
- Architectural & landscaping approval: All exterior changes—landscaping, paint color, fencing, structures, parking slabs—require Architectural Control Committee approval before work begins. Colors must match an approved palette. Unapproved work faces fines, enforcement action, and potential forced restoration to original condition.
- Exterior maintenance & appearance: Lots must stay clean and free of litter, dead plants, weeds, and debris. Dead trees/shrubs removed promptly; dead grass/wildflowers cut to ≤15" by fall. Broken windows, peeling paint, damaged siding/doors prohibited. Outdoor storage and firewood must be screened from neighbors. Holiday decorations removed within 30 days. Trash/recycling bins placed curbside only the night before pickup and removed by evening of pickup day.
- Fences & privacy structures: All fencing requires ARC approval. Split-rail ≤42" (landscape only). Privacy fences ≤6' high, ≤150 sq ft area, wood, painted to match house color, attached to house. Privacy screens ≤6' high, ≤15' single or 30' total lineal length. Chain link/metal prohibited unless concealed by wood. No fences within 25' of golf course property lines.
- Parking & vehicle rules: Vehicles must park in garage, driveway, or designated areas; street parking prohibited. Inoperable vehicles allowed ≤72 hours (must be enclosed in garage). No vehicle construction/repair on lot if visible (except emergency repairs <24 hours). Street parking prohibited Nov 1–Apr 1, midnight–7am. Motor homes/campers allowed ≤72 hours per 14-day period for maintenance/cleaning; overnight parking available in common area.
- Firewise defensible space: Community is federally recognized Firewise/USA. Owners must maintain 30' defensible space around home, remove dead fuels, and use firewise landscaping. Association can enter lot to correct fire hazards at owner's expense (assessed as a charge).
- Signage permitted: Address/security signs allowed without approval (≤100 sq in each, max 2 total). Construction signs during work only (max 1 per company, 24"×30"). For-sale/lease/open-house and garage-sale signs allowed per City ordinance (political signs removed within 3 days of election).
