What DC Ranch Association, Inc.'s governing documents say
This is a board resolution for DC Ranch Association, a master-planned community in Scottsdale, AZ, specifically addressing street tree removal in the Arcadia neighborhood. It binds homeowners in Arcadia who want to remove certain trees on their lots. This is not a full set of community rules—it is a single policy document.
- Street tree removal: Owners may remove street trees (specifically Sissoo trees) from their lots at their own cost, on a case-by-case basis, with association approval. No replacement tree may be planted until the association's city application for a tree replacement project is resolved.
- Removal process & standards: Removal requires an exterior modification request form (no fee), traffic control measures, caution tape, piece-by-piece removal (no felling), stump cut to 2–4 inches, herbicide application, and cleanup of all debris each day. A final inspection by DC Ranch staff is required.
- Traffic control & parking: Contractors must coordinate with the DC Ranch Security Liaison. Parking is allowed only along one side of the street in the direction of traffic; no blocking driveways, fire hydrants, sidewalks, or landscaping. All equipment must be removed each day. Road closures require 72-hour notice to affected residents.
- Working hours: Tree removal work is allowed Monday–Friday: April 1–Oct 31: 6am–6pm; Nov 1–March 31: 7am–5pm. Saturdays are limited to quiet work only; Sundays and holidays no work allowed.
- Damage liability: Any damage to DC Ranch property must be reported within one hour. The contractor is responsible for returning damaged items to original state.
- Sub-association approval: Properties in certain sub-associations (e.g., The Villas, The Courtyards) may need additional approval from their sub-association property manager.
- What this document doesn't cover: This resolution does not cover the full CC&Rs, general association rules, assessments, leasing, pets, or other typical HOA restrictions. It only addresses street tree removal in the Arcadia neighborhood.
