Deer Valley is a rural subdivision with covenants designed for small farmsteads, cabin retreats, and peaceful living. These rules apply to all parcel owners and are not a standard HOA — restrictions are minimal, emphasizing privacy and land stewardship.
- Allowed use & commercial activity: All parcels are for single-family residential and recreational use only. No commercial activity, marijuana growing, or greenhouses (hobby farming allowed).
- Dwellings & temporary structures: Only one permanent single-family dwelling per 5 acres. Temporary structures like tents or trailers may be used for recreation but cannot stay more than 21 days per calendar year.
- Livestock & pets: You may keep livestock or pets as long as they don't create a nuisance. No commercial swine operations. No more than 3 dogs per property, and dogs must be confined to your parcel.
- Environmental protections & waste: Trash must be in closed containers; no dumping or burying waste. Derelict vehicles must be in an enclosed garage. Trees over 6 inches in diameter may be cut only if dead/dying or for specific purposes, and no more than 20% of a parcel may be cleared. No commercial timber harvest or rock removal.
- Hunting: Hunting is allowed on the property, but not from or on the access roads. Follow state license and season requirements.
- Road maintenance & setbacks: Each owner is responsible for maintaining their private access road. Commercial vehicles using the road must repair any damage. Structures must be set back 70 feet from the edge of any access road and 50 feet from property boundaries.
- Subdivision restrictions: Parcels may not be subdivided without the seller's written consent.
