DoubleGate is a single-family home subdivision governed by recorded Covenants & Restrictions (CCRs) and managed by the DoubleGate Homeowners Association (HOA). The documents bind all lot owners, covering architectural control, use restrictions, maintenance duties, and HOA membership.
- Architectural Review: No building, fence, wall, or other improvement may be erected, altered, or added to until plans are approved in writing by Declarant (or successor). Applications must include site plan, floor plans, exterior elevations, materials, colors, and finishes; approval is automatic if not rejected within 30 days.
- Use Restrictions: All lots are for single-family residential use only. No business or commercial activity is allowed without written approval. No mobile homes, house trailers, tents, or temporary structures are permitted (except during construction).

All lots must be kept neat, clean, and maintained, including roofs, gutters, paint, and landscaping. Noxious or offensive activities are prohibited.
- Parking & vehicles: Each lot must have at least two covered parking stalls. Inoperable vehicles left more than 30 days are a nuisance and may be removed. Boats, RVs, and commercial vehicles cannot be parked on lots unless stored inside a garage, except temporarily for service or construction.
- Signs and Exterior Features: No commercial signs are permitted except standard 'For Sale' or 'For Rent' signs consistent with nearby communities. All exterior lighting, mailboxes, clotheslines, and garbage areas must be approved and screened from view. Underground utilities are required; no outdoor antennas or satellite dishes (unless approved).
- HOA Membership and Dues: HOA membership is voluntary for residents (one per household) and confers one vote. The Board sets annual dues payable by December 31; new residents pay a pro-rated portion. The HOA enforces the CCRs, manages common areas (if any), and organizes social activities.
- Enforcement and Duration: Violations are enforceable by Declarant or any lot owner through legal action or by Declarant's entry and abatement after 10 days' notice. The CCRs run perpetually but may be amended by Declarant unilaterally in certain circumstances or by a 50% vote of owners (plus Declarant consent during development period).
