- Paint colors: Exterior paint must be low-sheen (matte) in specific Dunn Edwards colors: Body - Navajo White DEC772; Trim - Briar DEC712. Garage and entry doors may be either color. Using other brands is at your own risk and may require repainting.
- Approved landscape plants: Only plants from the approved list (including shrubs, groundcovers, succulents, and trees) may be used. The list is designed for low-water, low-litter, non-allergenic species. Citrus trees require additional review.
- Decorative items & holiday decorations: Visible decorative items (e.g., bistro seating, potted plants) are allowed within reason and must match community architecture. Prohibited items include picnic tables, large benches, awnings, and large umbrellas. Holiday lights may be up 30 days before and must be removed within 30 days after the holiday.
- Lighting restrictions: Spotlights, floodlights, or other high-intensity lighting that shines onto neighboring lots or streets are not permitted.
- Specific exterior features requiring approval: Antennas, satellite dishes, solar panels, security devices, screen doors, security doors, and yard/patio entry door colors all require prior written approval.
