FireRock Ridge is a single-family home HOA in Fountain Hills, AZ. This document is the Architectural Guidelines and Standards that govern the design, construction, and landscaping of homes in the community. It applies to homeowners, builders, and architects planning any exterior changes or new construction.
- Architectural design & styles: Homes must follow one of five approved Southwestern styles (Traditional Southwest, Contemporary Southwest, Pueblo, Territorial, or Ranch). Plans must be custom-designed for each lot; stock plans are generally unacceptable.
- Minimum house size: Livable area must be at least 2,500 square feet, excluding garages, patios, and porches.
- Building height & stories: Homes are limited to single story or split-level plans no more than 1.5 stories above grade. No wall plane or ridgeline may exceed 20 feet above natural grade.
- Roof materials & slope: Approved roof materials include mission or concrete tile, concrete shakers, dark Bermuda-type, or standing seam copper. Maximum slope is 5/12. Red 'Mexican tile' or 'barrel tile' is prohibited. Roof reflectance must be 50% or less.
- Exterior colors: Colors must be subdued (browns, beiges, grays) with a Light Reflective Value of 50% or less. Accent colors are discouraged. All colors must be submitted to the Committee for approval; prior colors are not grandfathered.
- Exterior lighting: Lighting must be low-intensity and shielded to avoid glare on neighboring properties. No spotlights are permitted. Motion-detector lights (if approved) must shut off within 2 minutes. Exterior lights should be off by 10 pm.
- Vehicle & RV parking: Daily driver vehicles may park in the driveway overnight. Motor homes, RVs, and trailers may only park for loading/unloading for up to 48 consecutive hours. Overnight guests may park on the street for up to two consecutive nights.
- Construction & alterations: No exterior improvements, grading, or landscaping may begin without prior written approval from the Architecture Committee. Construction must be completed within one year. A pre-design conference is required.
