- Board may prepare annual or multi-year reserve budget and establish a reserve account funded from collected assessments. Reserve budget does not limit expenditures. (Article VI Section 6.6)
- Leasing & rentals
- Leasing is generally prohibited except with a Leasing Permit or Hardship Leasing Permit. Short-term rentals (e.g., Airbnb, VRBO) expressly prohibited. (Article VII Sections 7.1, 7.3)
- Voting & meetings
- Permanent Members: one vote per Lot. When multiple owners, they must direct the Secretary; otherwise vote suspended. Planned Members and Non-Member Seasonal Users have no voting rights. Voting suspended if member more than 30 days delinquen (Article IV Sections 4.1, 4.2; Article VI)
- Amendments
- By affirmative vote or written consent of at least 2/3 of total Association vote. Board may amend without owner vote to comply with applicable law (including Fannie Mae, HUD, VA guidelines). Amendment must be certified by President and Secr (Article XIII)
