Age restriction

This is 55 and over community. Occupants under the age of 55 may not reside in the community unless there is a resident 55 or older living in the same unit. (I.1)

Reserves & fees

Pets

No Unit Owner shall change the outside appearance of the building without first obtaining approval in writing from the Board. Alterations require ARC application. (II.2.1)

No industry, business, trade, occupation or profession of any kind shall be conducted, maintained, or permitted in any part of a unit or common elements. (XIV.14.9)

Signs & flags

No signs, advertisements, notices or graphics permitted on exterior walls except doorbells, nameplates, door knockers, unit letters. No advertising on vehicles except small 3x5 card for sale. (XX.20.1-20.3)

Maintenance

Each Unit Owner is responsible for all interior maintenance and repair of their unit. Must perform promptly any maintenance that would affect condominium property. Owner liable for damages from failure to maintain. (XI.11.2, 11.3, 11.4)

Use restrictions

No industry, business, trade, occupation or profession. Implicitly residential only. (XIV.14.9)

Amendments

These Rules and Regulations may be modified, added to or repealed at any time by the Board. (Preamble (page 5))
