Tall Pines Community Association, Inc. is a homeowners' association in Clearwater, FL governing a mixed residential community (lots, units, and parcels). These are the association's corporate bylaws, which set out how the board and members run the HOA — not the full rules for residents. The document binds property owners (called 'members') and covers meetings, voting, director elections, and assessments.
- Governance & meetings: Annual meetings are required each year. Special meetings may be called by the president, the board, or by members holding one-quarter of the Class A votes. Written notice: 15 days for regular meetings, 30–60 days for certain votes. Quorum is 25% of votes of each membership class (amended from 1/3). Proxies are allowed.

Unpaid assessments become delinquent after 30 days, accrue interest, and the association may sue the owner or foreclose its lien. Owners can't avoid assessments by not using the common area or abandoning their lot, unit, or parcel.
- Voting & membership: Each lot/unit/parcel has one vote. If co-owned, a single 'voting member' is designated in a certificate filed with the secretary (with special rules for married couples: they may vote jointly or individually). Corporations/LLCs designate an authorized person. Owner records determine membership as of 60 days before a meeting.
- Books & records: The association's books, records, declaration, articles of incorporation, and bylaws are available for member inspection at the principal office during reasonable hours; copies may be purchased.
- Amendments: Bylaws may be amended by a majority of a quorum of members. In any conflict, the Declaration controls over the Bylaws, and the Articles of Incorporation control over both.
- Nomination & election of directors: A nominating committee (appointed by the board) proposes candidates. Additional candidates may self-nominate using a form or be nominated from the floor at the annual meeting. Directors must be members. Elections are by secret written ballot; cumulative voting is not allowed.
