Englewood Isles is a standard single-family home HOA in Englewood, FL, made up of three subdivisions (Units 4, 5, and 6). The rules bind lot owners, who automatically become members of the property owners association and must maintain their lots to strict standards. This document is a compilation of the community's declaration of covenants, bylaws, and enforcement procedures — it is the full rulebook for residents.
- Ownership & membership: Anyone who holds title to a lot automatically becomes a member of the association with one vote per lot. Voting rights can be suspended if you're more than 90 days delinquent on any monetary obligation to the association.
- Residential use & occupancy: Only one single-family dwelling per lot, occupied by one family. 'Family' means people related by blood, marriage, or adoption, or no more than three unrelated persons. No building may exceed two stories.
- Architectural review: No building, pool, fence, wall, or any physical change to a property's layout or appearance may be made without prior written approval from the Architectural Control Committee.
- Setbacks & building standards: Homes must be at least 20 feet from the front lot line, 10 feet from side lot lines, and 20 feet from the rear lot line. Minimum ground floor area is 1,200 square feet (inside measure, excluding porches, garages, lanais, pools). Each home must have an enclosed two-car garage.
- Fences, walls & vegetation: Fences and walls cannot exceed four feet in height, and may not buffer or screen one lot from another or from the street. No vegetative buffer (hedges, shrubs, etc.) may be planted in the front setback area. All vegetation must be kept trimmed and neat.
- Vehicles & parking: Only vehicles with current license tags are allowed. Driveway parking is limited to non-commercial passenger vehicles and pickup trucks no larger than 3/4 ton. No trucks, trailers, RVs, campers, motorcycles, boats, or commercial vehicles may be parked on any driveway or lot, with exceptions for emergency or repair vehicles.
- Landscaping & lot maintenance: All lots must have an automatic underground irrigation system. Grass must be kept mowed to no more than five inches; weeds and underbrush over six inches must be removed. Owners are responsible for landscaping all the way to the curb line and to the water line on waterfront lots.
- Pets & animals: No farm animals or fowl allowed. A maximum of two household pets per home or lot, limited to dogs, cats, or birds (or any combination of two). All cats and dogs must be licensed and vaccinated annually, and kept on a leash when off the owner's property. No reptiles or rodents permitted.
