Palm Hill Villas is a patio-villa (attached/townhome) homeowners association in Greenacres, FL. These Rules and Regulations supplement the community's Declaration of Covenants, Conditions, and Restrictions and Party Wall Agreement. They apply to all owners, residents, tenants, guests, and visitors.
- Pets & animals: Up to 2 pets per home, defined as domesticated dogs or cats under 40 pounds. Must be leashed (physical leash, max 6 feet) when outside the home or courtyard. Waste must be picked up immediately. Aggressive or offensive pets may be removed after 14 days' notice.
- Leasing & rentals: Leases require prior written approval from the Association and must be for at least 6 months. Subleases are prohibited. The Association may require a uniform lease form and charge an application fee. Owners may be required to place an escrow deposit (not a security deposit) for potential damage by tenants. The Association can evict tenants for rule violations.
- Parking & vehicles: Overnight parking (1 AM–7 AM) is prohibited for boats, trailers, RVs, buses, commercial vehicles, and vans with fewer than 2 side windows, unless parked inside a closed garage. Vehicles must be maintained and not create an eyesore. Only assigned parking spaces may be used; parking on grass or common areas is not allowed and may result in towing.
- Fines & enforcement: Fines up to $100 per violation, up to $1,000 aggregate for continuing violations. At least 14 days' notice and a hearing before a committee of non-board members are required before a fine or suspension can be imposed. Voting rights and common-area use may be suspended for unpaid assessments over 90 days delinquent.
- Nuisances & noise: No disturbances interfering with others' comfort or convenience. Loud noises, including from musical instruments, TVs, or sound devices, are prohibited. Children under 12 must be accompanied by an adult in recreational areas.
- Use of common areas & facilities: Pool and tennis court areas are for residents and guests only, accessible by key during published hours. No food in these areas. Pool area closed and locked from dusk to dawn. Sidewalks, entrances, and hallways may not be obstructed or used for storage.
- Exterior appearance & decorations: No signs (For Sale/For Rent) visible from outside. Holiday decorations may be displayed only 30 days before and 30 days after the holiday. No window air conditioners, aluminum foil, or reflective tint on windows without board approval. Outdoor grills and cookers must be used only in courtyards and stored out of view when not in use.
