- Fines & penalties: Standard fines range from $25 to $100 per day or per occurrence, depending on the violation (e.g., $25/day for trash can violations on first occurrence; $50 for first occurrence of dirty driveways; $100 per occurrence for parking violations or nuisances). Fines may increase for repeat occurrences.
- Enforcement process: The process includes: (1) a first letter giving the homeowner a set time to cure; (2) a second letter (final notice) mailed at least 14 days before a hearing, informing the owner of the proposed fine and their right to a hearing before an impartial committee; (3) a hearing where the owner can present evidence; and (4) a third letter confirming the committee's decision. If the fine is unpaid, it becomes a lien on the property and may lead to suspension of common-area use.
