Hammock Trails is a detached single-family home HOA in Kissimmee, Florida. This document is the community's architectural review handbook — it tells homeowners what exterior changes require approval from the Architectural Review Board (ARB) and the rules for those changes. It does not cover other HOA rules like parking, noise, or dues; those are in the Declaration of Covenants and Restrictions.
- What requires ARB approval: Any exterior change, permanent or temporary, must be approved by the Architectural Review Board unless specifically exempted. Exemptions include repainting or restaining to the original color, repairing with the same materials and colors, and minor landscaping that doesn't materially alter the lot's appearance. When in doubt, ask the ARB first.
- Application process & timing: Submit a separate, complete application using the approved form. The ARB has 30 days after receiving a complete application to approve or deny it. Approved work must be finished within 60 days, or you need to reapply. You can appeal a denial to the HOA Board of Directors.
- Fences: Fences must be PVC, aluminum, or wrought iron (no chain link, mesh, barbed wire); wood may be allowed only if the Board approves it. Maximum height 6 feet, located in the rear yard only, and cannot extend more than 10 feet from the front of the home. Acceptable designs: solid board, board-on-board, shadow box, picket, and Mount Vernon (scalloped top). Gates must be same height and material.
- Flags & flagpoles: Permanent freestanding flagpoles are prohibited. Temporary staffs attached to the house and not extending higher than the roof are allowed without approval. You may display up to two flags at a time: a U.S. flag, Florida state flag, or official U.S. Armed Forces flag (each no larger than 54” x 72”). No other flags are permitted.
- Holiday decorations: Holiday decorations may be displayed starting no more than 30 days before a public holiday or religious observance and must be removed within 20 days after. No ARB application needed. If the ARB finds them excessive, bright, traffic-drawing, interfering with neighbors, or dangerous, you must remove them within 48 hours of written notice.
- Pools & play equipment: Only in-ground swimming pools are allowed — no temporary or above-ground pools. They must be in the rear yard with security fencing meeting local codes. Semi-permanent play equipment (sandboxes, swing sets, trampolines) must be in the rear yard. Basketball backboards need ARB approval, must not be affixed to the house, and court markings are prohibited. Tree houses and skateboard ramps are not allowed.
- Tree removal: Living trees may not be removed without ARB approval, unless they are an imminent hazard (uprooted, leaning, with damaged limbs). If you remove a hazard tree, keep written documentation and photos. Any removed tree must be replaced with a like kind and size. Stumps must be cut to grade or ground down.
