Magic Landings is a single-family home HOA in Kissimmee, FL, with a mix of long-term residents and vacation rentals. The Rules & Regulations supplement the community's Declaration of Covenants and are enforced by the Board of Directors against all owners, residents, and guests.
- Gated access: The community has a 24/7 gated entrance. Residents use a gate card or remote; vacation guests get a temporary code from the owner's property management company. Tailgating is prohibited, and damage to the gate is billed to the responsible person or ultimately the property owner.
- Quiet hours & behavior: Quiet hours are 10pm–7am weekdays and midnight–7am weekends. Excessive noise, foul language, drunkenness, discrimination, or any disruptive behavior should be reported to the sheriff (407-348-2222 for non-emergency, 911 for emergencies). Abusive or threatening conduct may result in prosecution and eviction.
- Landscaping & exterior maintenance: Lawns must be mowed, edged, and trimmed at least once per week from March–October and as needed (typically every other week) from November–February. Driveways and walkways must be weed-free. Dead plants must be removed; if front plants are removed, the area must be grassed. Trees or bushes overhanging the public sidewalk must be cut back by the owner.
- Pets: Only common household pets (dogs, cats, etc.) are allowed—no reptiles, livestock, or poultry. Pets must be on a leash when outside unless in a fenced area. They cannot be left chained or tethered in public view when the owner is not present. Owners must pick up and dispose of pet waste.
- Vehicles & parking: Park only in your driveway, garage, or street in front of your home—not on grass or blocking sidewalks (county fine $50). One overflow vehicle may park on the street with an HOA parking permit. Boats, trailers, commercial vehicles, RVs, campers, moving trucks, and oversize vehicles are prohibited from parking or storing anywhere in the community. No major vehicle maintenance or overnight jack stands allowed. Towing is authorized from 10pm–6am Sun–Thu and midnight–6am Fri–Sat (Towlando, to 605 E. Donegan Ave).
- Architectural review & exterior changes: ARB approval is required for any exterior painting (even same colors), new windows, stonework, driveway extensions, major landscaping (including adding trees), fences, and in-ground pools. Above-ground pools are prohibited. Fences cannot cross pond-side property backs. County permits needed for fences. Homes must be painted every 10 years unless the Board requires sooner. Driveway and sidewalk painting is not approved.
- Holiday decorations & specific items: Exterior holiday lights and blow-up decorations are allowed; December decorations must be removed by January 31, and Halloween/Thanksgiving decorations within 7 days after the holiday. Hurricane shutters may be installed 7 days before a named storm and must be removed within 15 days after it passes. Basketball nets are permitted only upright on the driveway or side of driveway—not in the street, on the ground, or stored at the side of the house. Remotely controlled flying devices (drones) are prohibited.
- Trash & recycling: Per county ordinance, containers may be placed curbside no earlier than 5pm the night before collection and must be removed by end of pickup day. Trash (tan lid) is collected Wednesday; recycling (blue lid) and yard waste (tied branches) on Tuesday. Bulk items accepted (no electronics/TVs). All trash must be in containers, not bags on the ground. Containers must be stored in the garage or at the side/rear of the property.
