Hidden Harbour is a condominium community in Lantana, Florida. These rules supplement the Declaration and Bylaws and bind all unit owners, residents, and their guests. They cover day-to-day living standards, use of common areas, parking, pet limits, leasing restrictions, and enforcement procedures.
- What you own & maintain: You own the interior of your unit, including doors, windows, screens, balcony walls, AC compressor, and interior appliances. The association maintains structural walls, roofs, exterior walls, plumbing up to the unit, and common equipment. You must maintain your unit to prevent damage to others.
- Quiet hours & conduct: Quiet hours are 10:30 p.m. to 7:00 a.m. No loud noises, including from appliances, during that period. Disturbing voices, loud laughter, yelling, and noise from open doors or balconies are prohibited at all times. Running in walkways, disturbing noises from children, and throwing rocks are not allowed.
- Pets: One pet per unit, maximum 30 pounds at maturity. Pets must be on a leash outdoors, spayed/neutered, registered, and rabies-inoculated. Owners must clean up droppings immediately. Pets must not defecate or urinate within 30 feet of buildings. Disturbing noises from pets are not allowed. Pets must be carried in elevators.
- Parking & vehicles: Each unit has one designated parking space (by building). Guest parking is marked in yellow; handicapped spaces require a valid permit. Vans and pickups under 20 feet for personal use may park in your space. Campers under 26 feet must park near the tennis court. No large trucks, commercial vehicles, unlicensed vehicles, boats, trailers, RVs, or tractors without board approval. No vehicle repair or washing except in designated areas. Speed limit is 10 mph.
- Leasing & rentals: Minimum lease term is 2 months. Maximum of 2 rentals per calendar year. All leases require association approval, including a background check or references, and the lessee must acknowledge and agree to these rules. The owner must pay Florida's 10% tourist tax on rentals under 6 months. Guests must have written permission from the owner.
- Remodeling & alterations: All interior repairs and structural alterations require prior written board approval, including details on type, color, and location. Tile or parquet flooring above the ground floor requires proper insulation or a barrier, or 75% carpet coverage. Hurricane shutters must match current railing color and be of aluminum. Carpets on balcony floors above the first floor are banned; tiles are permitted. Construction debris must be removed from the premises.
- Use of common areas & recreational facilities: Swimming pool, sauna, and clubhouse are owned by a separate entity but available to residents. Rules at those facilities include: shower before entering pool, no glass containers, no pets in pool area, children under 12 must be supervised, children under 3 not allowed in pool, guests must be accompanied by a resident, and no balls or diving equipment in the pool area. Unit owners may rent the clubhouse for a $100 deposit; fees: $100 for parties/meetings, $200 for weddings, $35 for kitchen use. Tennis courts: max 3 guests per court, tennis shoes required.
